Often chosen to change the interest rate and/or the remaining term (for example, moving to a different fixed term). Goals may include lowering monthly interest cost over time or adjusting the payoff timeline — outcomes vary by market and your credit profile.
Lets eligible borrowers refinance for more than they currently owe and receive cash from equity, subject to guidelines and underwriting. Uses vary (home improvements, debt consolidation, etc.). Cash-out has different rules than a rate/term refinance.
Some borrowers refinance when equity or program rules may allow dropping private mortgage insurance (conventional) or when another program better fits their situation. Eligibility and investor rules apply; VA and other programs have their own structures.
Compare estimated closing costs to the monthly savings (or other benefit) you expect, and ask how many months it would take to recover those costs. If you may move or refinance again sooner than that, a refinance may not pencil out — even when terms look attractive on paper.
