How it works

Why get pre-qualified before you look at homes

  • Know your budget and comfortable price range before you fall for a house.
  • See which loan programs may fit your situation early in the process.
  • Spot credit or document items early — while there’s still time to address them.
  • Sellers and listing agents usually expect a financing / pre-qualification letter with an offer, so you can move quickly in a competitive market. Ask Tyler which letter fits your situation under Washington rules.

1. Get pre-qualified first

Start a secure application so we can estimate what you may qualify for — before you shop for homes.

2. Strengthen your file with documents

Share income, asset, and credit documentation so your file can support a stronger financing letter for offers. In Washington, “pre-approval” wording is reserved for underwritten files — ask Tyler what letter fits your offer.

3. Shop with your Realtor

With a clearer picture of your financing path, look at homes in your range with your real estate agent.

4. Offer & lock

When you write an offer, we help with the financing letter and discuss locking a rate when the timing is right for your contract.

5. Underwriting & appraisal

The lender reviews conditions; the property is typically appraised. We work through items as they come up.

6. Closing

Final disclosures, signing, and funding — coordinated with your other parties on the path to keys.
